Zoning Permits

Before applying for a Zoning permit or application, talk with a zoning inspector. They can help you choose the right form, explain what materials you'll need and confirm submittal deadlines. This helps prevent delays and incomplete applications.

Step 1: Find Your Zoning

  1. Use our Zoning Map to find your property’s zoning district.
  2. Check the Table of Primary Uses in Article 4 of the Land Use Code to see what uses are allowed.
  3. If your project involves new construction or a major site change, you may need the Development Review process instead of a zoning application.

Step 2: Apply

Determine whether your change is minor or major:

  • For minor changes, use the application forms listed below.
  • For major site or building changes, follow the Development Review process.

A minor change is a small adjustment to an approved development—for example, a slight (5% or less) increase or decrease in building size—that doesn’t change the project’s overall character, layout or boundaries and keeps it in line with current City rules.

Zoning Applications for Minor Changes

Here are applications, licenses and other resources related to minor site or use changes:

Minor Amendment Applications

Details:

  • Applications are routed for review every Thursday. Staff Comment Letters will be sent to applicants two weeks later, on Friday.

  • Materials must be received by 4 p.m. on Wednesday to be reviewed in the review period beginning every Thursday.

Fees:

  • Application fee: Typical projects will pay the Minor Amendment Fee (see: Fee Schedules). We'll contact you after receiving your submittal to confirm the applicable fee amount.
  • Fee payment must be received by 10 a.m. on the Wednesday following your submission.

Parkway Landscape Amendment Applications

Details:

  • Parkway Landscape Amendments are for applicants who'd like to make minor changes to parkway landscaping. These amendments make sure parkway landscaping changes comply with our street tree standards (see: Section 5.10.1 of the Land Use Code), relevant zoning regulations and street design standards.
  • Applications are routed for review every Thursday. Staff Comment Letters will be sent to applicants two weeks later, on Friday.

Eligible Facility Requests Worksheets

Details:

  • Eligible Facility Requests Worksheets are for applicants who'd like to make minor changes to an existing Wireless Communication Facility under the federal 6409(a) of the Spectrum Act of 2012.
  • Applications are routed for review every Thursday. Staff Comment Letters will be sent to applicants two weeks later, on Friday.

Offsite Construction Staging Applications

  • For construction or development sites that need to be served by off-site staging.

Sign Permit Applications

Details:

  • Applications for signs including wall signs, ground signs, awnings, projecting fin walls, canopies and secondary roof signs.

Temporary Sign Permits

Details:

  • Application for temporary signs, like banners or feather flags.
