The sections below include information about current and recent development activity, from early design concepts to final decisions. You can use these listings to stay informed about projects in your neighborhood, understand when public input is invited and see how decisions are made by City staff, the Planning and Zoning Commission and City Council.

Conceptual and Preliminary Design Reviews happen during the Idea phase of the Development Review process. Neighborhood Meetings, Planning and Zoning Commission Hearings, Planning and Zoning Commission and City Council Decisions, and Minor Amendment Decisions happen during Phase 1 of the process.
Conceptual and Preliminary Design Reviews
These are optional (or required, in some cases) early-stage reviews during which project teams can present a sketch or more detailed design to City staff and stakeholders. These reviews help identify major issues, clarify applicable standards, and guide design direction before a full application is submitted. Visit Development Review for more information.
Neighborhood Meetings
If required, the project team meets with nearby residents and stakeholders before submitting an application. This gives the community a chance to learn about the proposal, ask questions and share feedback. City staff help facilitate participation.

Planning and Zoning Commission Hearings
Certain proposals require a public hearing before the Planning and Zoning Commission. At these hearings the community can present feedback, and the Commission evaluates the project’s compliance with applicable criteria. These hearings are a formal stage in the review process tied to quasi-judicial or Type 2 review cases.

Planning and Zoning Commission and City Council Decisions
This section lists final decisions made by the Planning and Zoning Commission, and in cases where higher authority is required (such as large Public Utility District (PUD) overlays or specific re-zonings), decisions made by the City Council. The decisions may approve, deny or conditionally approve applications. Decisions are documented in Planning and Zoning Commission meeting agendas.

Minor Amendment Decisions
Minor amendments are modest changes to previously approved plans—like small shifts in site layout or tweaks in building design—that can be handled administratively by City staff. Recent approved decisions are posted below; these decisions may be appealed to the Planning and Zoning Commission under certain circumstances.

This is a Minor Amendment request to convert the somewhat existing turf grass to xeriscape with small bushes, perennials, flowers, cobble and small stones to divert rain water away from driveway and sidewalk. More than 50 percent of the parkway will be live plant matter at plant maturity. Plant list includes Chieftain Manzanita - Arctostaphylos Coloradoensis, Turkish Speedwell - Veronica Liwanensis, Creeping Phlox - Phlox Subulata interspersed with 2 inch cobble and 1 1/2 inch mountain granite. The current main line for sprinkler irrigation will be capped at the east property boundary and converted to a drip line. The existing rotary head sprinkler system will be replaced by an automatic drip line running the length of the parkway strip. The large ash tree will remain per City requirements. The dimensions of the Parkway Strip are; 54 feet long and six feet wide with a triangle driveway approach. There is a City of Fort Collins Connection box buried 12 inches west from the east boundary line. Meglens Waterwise Landscaping will arrange location services.
